ELIGIBILITY REQUIREMENTS FOR INCOME RESTRICTED UNITS:

  • Rental history and landlord references will be required as part of the application process. No current or previous evictions within the last 3 years and a positive/good rental history.

  • Family meets occupancy requirements for size unit requested. Property Manager will help tentatively determine your household’s eligibility based on your household’s size. Documentation is required for all household members including: dates of birth, and social security numbers. Proof of current valid photo ID is required for all household members over the age of 18.

  • Applicants must meet all income guidelines and requirements in order to be admitted for occupancy. The household’s gross annual income cannot exceed the current income limits. These income limits are adjusted periodically. For a tax credit property, applicant households must have a minimum income of 2 times the monthly rent. However if the household has a Section 8 voucher, this minimum income level will be waved. Property Manager will help tentatively determine your household’s eligibility based on anticipated annual income and assets.

  • After a Property Manager has met with you regarding your interest in an available unit and the eligibility requirements, you will then be asked to fill out an application which will include a $25 non-refundable background check fee. Allterra Property Solutions only accepts Credit Cards or Money Orders - No Cash or Personal Checks.

reasons for non-acceptance or application denial:

  • A Criminal and sexual offender background check will be conducted for all adult members of a household. Applicant must not have any evictions on criminal background from any other landlord within the last 3 years. Applicant will be denied for convictions involving violent criminal offense within past 2 years. Applicant will be denied housing for convictions of criminal activity that threaten the health or safety of the management or other tenants within the past 2 years. Applicant will be denied if they are currently a registered sex offender.

  • Application incomplete; provided fraudulent information.

  • Under minimum income limit or over maximum income limit. 

  • If you are on our Housing Wait List, failure to respond to calls and/or mailings notifying you that your housing is now available will result in your application being denied. Applicants who fail to respond will need to wait 3 months to reapply from the date of the last time they were offered a unit.

  • Households comprised entirely of full-time students might not be eligible for housing unless they meet 1 of 5 exceptions to the rule. Please download the Tenant Selection Criteria PDF to review the exceptions.
