To qualify for Allterra Property Solutions - Anawim Housing*, an applicant must satisfy the following MINIMUM annual income requirements:

  • $10,000 for an Efficiency unit

  • $14,000 for a One-Bedroom Apartment

  • $17,000 for a One-Bedroom Duplex

  • $17,000 for a Two-Bedroom Apartment

  • $20,000 for a Two-Bedroom Duplex

  • $24,000 for a Three-Bedroom Apartment

  • $26,000 for a Three-Bedroom Duplex

  • $27,000 for a Four-Bedroom Apartment

  • $30,000 for a Four or Five-Bedroom Duplex

NOTE: These guidelines are property specific and may vary depending on the property you are interested in. Income guidelines are based on Federal HUD guidelines.

Anawim Housing is not a subsidy program! Your rent is never based on your income!

Income MAY NOT EXCEED 60% of the Median Income for the Des Moines area and, in some instances, may not exceed 30% of Median Income.  (80% of the median income -- only for town homes on 22nd and Forest)

Allterra Property Solutions keeps a wait list of eligible pre-applicants for their housing. Interested pre-applicants may mail, fax or email their pre-application to the Allterra Property Solutions main office. The receptionist will date stamp and review each pre-application to determine if applicant meets the basic eligibility requirements of income, rental and unit size. Each pre-application (along with $25 per application) received from fax, online, mail, or email will be sent a letter indicating whether they are eligible and placed on the wait list, or ineligible and reason for denial. The receptionist will review eligibility with walk-ins to initially determine eligibility. Each eligible pre-applicant may be placed on both the apartment and duplex wait list for the appropriate size unit for which they are eligible. Eligible pre-applicants will be called when the appropriate size unit is available. Pre-applicants will be given one opportunity to choose an available unit. If they do not follow through, they will be removed from the Wait List and will not be able to reapply for three months from the last time they were offered housing.


Pre-applicant's on the wait list are responsible for providing written changes regarding their income, household size, mailing address and phone number to our office staff. Pre-applicants must meet the eligibility requirements when contacted regarding available units. Pre-applicants are responsible to call the Housing Manager within 7 days of receiving a mailing or phone call regarding unit availability. 

PRE-APPLICATION ELIGIBILITY REQUIREMENTS:

  1. No current or previous evictions within the past 24 months and a positive/good rental history.

  2. 6 months of consecutive employment and/or total income meets minimum requirements for past six months.

  3. Valid social security card(s), passport, green cards, I-9, etc. required for all individuals 18 years or older.

  4. All family members under the age of 18 must have a birth certificate. (Legal court custody paperwork is required if not biological parent).

  5. Meets income requirements. Minimum income limits might be waived if you have Section 8 or rental assistance.

  6. Family meets occupancy requirements for size unit requested.

  7. $25 non-refundable application fee is due when you submit the pre-application - No Cash or Personal Checks! We only accept credit cards and money orders.


PRE-APPLICATION/APPLICATION DENIAL:

  1. Criminal History (incarcerated within last 18 months, misdemeanor in previous 6 months)

  2. On Sex Offender Registry or involved in a current criminal case

  3. Pre-application incomplete;failed to pay $25 fee, provided fraudulent information.

  4. "No show, no call" for application interview.

  5. Failure to bring required documents to interview, failure to schedule interview.

  6. Under minimum income limit or over maximum income limit.

  7. Plans to run a business out of the unit.

  8. Wait list full

  9. Households comprised entirely of full-time students might not be eligible for housing unless they meet 1 of 5 exceptions to the rule. (Full times basis is 5 months out of a calendar year and they need not be consecutive. K-12 is considered full time but student status will be verified by the school for all household members 18 years or older).


Allterra Property Solutions provides affordable rent- we are not subsidized housing.

All Allterra Property Solutions units are non-smoking and no-pets allowed. A $25 pre-application fee will apply once your application has been accepted. Allterra will contact you for payment prior to your application being approved

All adult applicants will be required to bring in a police report if they are a resident of Iowa.
